Recent Housing Scheme: Town Planning Scheme for Downtown Mapusa (Phase I) – 2024
The North Goa Planning and Development Authority (NGPDA) has recently introduced the Town Planning Scheme for Downtown Mapusa (Phase I) – 2024, a major urban development project aimed at transforming the growing town of Mapusa into a well-planned, modern, and sustainable urban center. This initiative focuses on reorganizing unplanned land areas, developing residential and commercial plots, and creating efficient infrastructure to improve the quality of life for residents.
The project covers nearly 11 lakh square meters of land in and around the Mapusa region. It follows the land pooling and reconstitution model, where landowners voluntarily contribute their land for development and receive a portion of developed plots after infrastructure is created. This approach ensures fair compensation, balanced urban growth, and participation of local stakeholders in the development process.
The scheme includes wide roads, proper drainage systems, public amenities, landscaped parks, schools, and community spaces. It aims to reduce congestion in central Mapusa while promoting mixed-use development that includes residential, commercial, and institutional spaces. By integrating sustainability and transparency, this scheme is set to become a benchmark for future urban projects in North Goa.
