Yamuna Expressway Real Estate Hits a Turning Point as Jewar Airport Goes Live

The Yamuna Expressway real estate market has entered its most decisive phase yet. The Noida International Airport at Jewar received its aerodrome licence from the DGCA in March 2026 and was inaugurated on 28 March 2026, with commercial flights beginning on 15 June 2026 — IndiGo operated the first flights, followed by Akasa Air. With the airport now operational, the corridor has moved from promise to reality.

The price story is remarkable. Plot rates along the expressway have jumped more than five times — from around Rs. 1,650 per sq ft in 2020 to roughly Rs.10,500 per sq ft in 2025 — making it one of the strongest plot appreciation runs in NCR. The YEIDA allotment rate for residential plots currently stands at Rs. 36,260 per square metre, while resale premiums in airport-influence sectors continue to climb.

The approved Master Plan 2041, upcoming metro connectivity, Film City, and industrial clusters are expected to sustain demand across residential, commercial, and warehousing segments. Experts project 80–120% further appreciation as the airport ramps up and the Noida–Jewar metro link progresses. For buyers, the message is clear: the entry window is narrowing as the aerotropolis takes shape.
