Yamuna Expressway Industrial Development Authority (YEIDA) has launched the Residential Plot Scheme (RPS-07/2023) to allot residual residential plots on the Yamuna Expressway in sectors 16, 17, and 20. This scheme provides a great opportunity for investors and homebuyers to own plots in a well-planned region.

RERA Registration

• The RERA number for this scheme is UPRERAPRJ563740.

• Some leftover plots from previous schemes are also included under UPRERAPRJ9218 & UPRERAPRJ282078.

Total Plots Available

• 1184 plots in total.

• Sector 16: 808 plots

• Sectors 17 & 20: 376 plots

Sizes of Residential Plots

• Sector 16: 120, 162, 200, 300 sq. meters

• Sectors 17 & 20: 120, 162, 200, 500, 1000, 2000 sq. meters

1. Visit YEIDA Official Website.

2. Purchase the application form for Rs. 500 + GST.

3. Fill the form carefully and submit it online along with registration money.

Payment Options

YEIDA offers flexible payment plans:

1. Down Payment Plan:

• 100% of the amount payable within 90 days of allotment.

2. 50:50 Plan:

• 50% payment within 90 days

• Remaining 50% in two half-yearly installments

• Interest @10% per annum on reducing balance

3. 30:70 Plan:

• 30% payment within 90 days

• Remaining 70% in two half-yearly installments

• Interest @10% per annum on reducing balance

Plot Allotment & Auction

• Residential plots are allotted via draw of lots.

• Industrial, commercial, and fuel station plots are allotted via e-auction.

• YEIDA has implemented rollover rules: if fewer than three bidders appear, auction dates are extended twice before the plot is allotted to a single bidder.

Land Rates (Effective April 2023)

• Residential plots: Rs. 24,600 per sq. meter

• Group housing plots: Rs. 30,750 per sq. meter

• Commercial plots: Rs. 49,200 – 59,100 per sq. meter

• Industrial plots: Rs. 13,542 per sq. meter

• IT/ITES plots: Rs. 16,300 per sq. meter

Note: Rates have increased by 30-40% across all categories compared to the previous year.

Eligibility Criteria

• Applicant must be an Indian citizen

• Must not have been allotted any other plots/flats earlier

• Should be 18 years or older

• One plot/flat per applicant, spouse, or dependent child

• Must be legally competent to contract

Registration & Payment

• Registration Fee: 10% of total plot cost with the application

• Balance Payment:

o 20% within 45 days of allotment

o Remaining in equated installments with 12% interest on reducing principal

• Registration money for unsuccessful applicants is refunded without interest

Special Schemes

• One-Time Settlement (OTS): For clearing pending dues on residential, commercial, institutional, mixed-use, and abadi plots.

• Mixed Land-Use Schemes: 75% industrial use, remaining for commercial, residential, and institutional purposes.

• Hi-Tech Fuel Stations: Offering CNG, PNG, petrol, diesel, and EV chargers at one location.
